Park Morton Phase III

Park Morton Project Overview

Park Morton was identified by the city council and community members as a critical site for reinvestment and redevelopment. The neighborhood was highlighted in the district’s Comprehensive Plan as an opportunity to replace existing public housing development with an equal number of new public housing units. Also part of the plan are new market-rate and workforce housing units. Neighborhood residents will benefit from a new park to replace Bruce Monroe Park. Features include community space, a garden, playground, basketball court, and a dog park the neighborhood is sure to appreciate. Other amenities include 99 underground parking spaces and bike storage.
Park Morton Phase I
PHASE I of the development focuses on the 77k square foot plot where Georgia Avenue, Irving Street and Columbia Road intersect. The property has been in use as the Bruce Monroe Community Park. Developers plan eight 3 bedroom rowhouses, a 189 unit rental apartment facing Georgia Avenue and a 76 unit apartment building for seniors on Irving Street. Residents of the Park Morton housing complex will retain 94 units for current public housing residents, and there will be an allotment of 108 units are designated ADU/workforce for households earning up to 60% AMI (Area Median Income).
Park Morton Phase II
PHASE II will include 142 rental apartment units on the 600 block of Park Road.
Park Morton Phase III
PHASE III will finish the project with 29 townhomes and 18 small flats. Developers intend to extend Morton Street through the development and additional streets will be created.
Park Morton Condo and Townhome Design

Design details for the condos and townhomes have not yet been released. Check back for updates.

Park Morton Replacement Units

Redevelopment will include Park Morton and Bruce Monroe Park. In total, there will be 147 replacement public housing units this project. There were 27 replacement units installed at The Avenue (3506 Georgia Ave NW) in 2012.

The Park Morton apartment property is a public housing complex located in the Park View neighborhood of Ward 1 just south of the Petworth Metro Station. Park Morton is geographically bounded by 3100 to 3500 blocks of georgia avenue on the west, warder Street on the east, Lamont Street on the south and Park Road on the north. For the purposes of this Plan, the primary study area includes all of the property owned by the dc housing authority and surrounding private property within the boundaries described above.
