21 Dupont is a proposed conversion of a 12 unit townhouse apartment project. The three involved lots each house an 1890’s rowhouse, all previously converted to apartments. Developers planned to combine them to create 15 to 20 condominiums. Their plan called for a new 5 story rear addition, as well as removal of original (historic) party walls, roofs and architectural details. HPRB and ANC objected to the original design. The development is located in the Dupont Circle neighborhood of Washington DC. Since their purchase by 21 Dupont Condos LLC, all three lots have been relisted for sale individually.

21 Dupont Project Overview

21 Dupont is a proposed three row house conversion to condominiums. Involved are 1508, 1510 and 1512 21st Street. Initial plans call for the townhouses to be combined to create a boutique condominium building. Initially proposed was a fifth floor addition over 1510 and 1512 21st, as well as restoration of the historic façade at 1508 with a cast iron stair and stoop, restoration of the original door location at 1512, combining lots at 1510 and 1512 to connect floors on the interior, the complete interior renovation of all three row houses and a 4th floor addition to 1508 set back from the facade. Most of the interior spaces would be gutted with only a portion of the original party wall between 1510 and 1512 remaining. A new 5-story structure with lower level would be added to the rear of the properties. Designed with use of terracotta rainscreen panels and larger window openings, the new structure forms a staggered footprint to the rear alley similar in length to 1514 21st Street and continuing above the roofs of the original roofs of 1510 and 1512, which are expected to be demolished. At 1508, 1 new story is added to the top and is set back about 15’. At 1510 and 1512 the additional 2 floors above the original block are stepped back between 14’ to 35’ from the façade, but a majority of the original house would be covered. The existing 3-story + lower level row houses designed by Franklin Schneider and Louis Meline between 1889 – 1898 feature projecting bays and distinctive rooflines. All have seen significant interior alterations and all were converted to multi-family properties. HPRB found the following changes necessary: Reduce height of the addition by one story (on 1510 and 1512) and minimize the amount that the addition overlaps the main block of the house; Maintain more of the party wall and original structural elements; Conduct a new flag test when massing changes have been resolved.
