901 5th SLS Lux Overview

901 5th is the address of a new SLS lux ultra-luxury hotel and condominium project at 901 5th Street in the Mount Vernon Triangle neighborhood of Washington DC. The 12-story building. named SLS Lux Hotels & Residences, will offer top-notch amenities on the lower and ground floor levels, 198 luxury rooms on the 2nd through 8th floors and 49 high-end condos on the 9th through 12th floors. Parking accommodation for nearly 100 cars and 25+ bicycles will be provided on-site. Condo amenities will include shared hotel concierge services, access to the hotel spa, club areas and business centers in addition to a rooftop pool, lounge and cocktail bar. SLS Lux hotels are ultra-luxury versions of SLS properties.
The 170,000-square foot development, approved on condition that the developer build 61 units of affordable housing in two other locations, will also include about 7,600 square feet of retail space, including a restaurant. Dakota Development will manage the mixed-use property. WDG will provide architectural services. Opening is projected for late 2019. The developer is also building a condominium at 925 5th Street.
Peebles Corporation will build 31 affordable apartments at 2100 Martin Luther King Jr. Ave. SE in relation to the requirements for approval of the 5th Street project. D.C. Council Chair Phil Mendelson introduced a term sheet in early November 2017 requiring 20 of 61 required affordable units to be built at 2100 MLK Avenue, with remaining units to be constructed at another location. Failure to construct the required units would result in a fine of up to $200,000 per unit after a five year period. Peebles Corp. is in the process of reviewing sites for the remaining required units since their original plan to construct all 61 units at an Anacostia site it owns was nixed by the community. 925 5th Project

Peebles Corp. will also build a new, 10 story, 40-47 unit condominium project at 925 5th Street, a few doors down from 901 5th. The lot development replaces all but the historic façade of a two-story 1940’s kosher meat market designed by area architect W. Ellis Groben. Most of the original building was lost over time but the façade will be incorporated into the new building’s design. The 4,000 square foot structure will offer ground floor retail along with studio, one bedroom, one bedroom + den and two bedroom condo units. Amenities will include a penthouse-level pool and lounge.
