Capitol Hill Development

Capitol Hill development accelerated slightly a decade ago during the condo boom, then slowed nearly to a stop as developers sought better opportunities in areas like Hill East. In 2005, Jenkins Row mixed-use development brought 247 new condos and a supermarket to the corner of Pennsylvania and Potomac, opening the door for development east of 15th Street. Capitol Hill’s Historic District is bounded by H Street NE to the north, 14th Street SE to the east, M Street SE to the south and South Capitol Street SE to the west. This area is largely comprised of historic-designated 19th and 20th century rowhouses sporting a wide variety of architectural styles. Capitol Hill is a general term that encompasses neighborhoods like Eastern Market, Barracks Row, even Union Station and Hill East. Recently, there has been renewed interest in development in Capitol Hill. Listings in gray have not yet been determined to be for-sale projects.
