Active Capitol Hill Development

Capitol Hill development accelerated slightly a decade ago during the real estate boom, then slowed nearly to a stop as developers sought better opportunities in areas like Hill East, where property was less expensive. In 2005, the Jenkins Row mixed-use development brought 247 new condos and a Harris Teeter supermarket to the corner of Pennsylvania and Potomac, opening the door for widespread redevelopment east of 15th Street. There are many exciting new residential development projects under way in Capitol Hill’s Hill East and Barracks Row micro-neighborhoods, many of them luxury condominiums and townhomes. Historic Capitol Hill continues to be dominated by lovely attached and detached single family homes. Capitol Hill’s Historic District is bounded by H Street NE to the north, 14th Street SE to the east, M Street SE to the south and South Capitol Street SE to the west.
