Kipling House Project Overview

Kipling House will offer 48 units, over half of which will be 2 bedroom floor plans averaging between 850 to 900 square feet in size. Also offered will be 1 bedroom and 1 bedroom + den units. Ten percent will be set aside as ADU/IZ units. Amenities include a communal roof deck and green roof. A combination of 23 underground and 7 surface parking will be available along with 26 bicycle slots. Units will have townhouse-type individual entrances as well as units accessed from an interior corridor. The building will be clad in brick up to the third story. The fourth story will feature fiber cement panel cladding. The underground garage will be accessed from an alleyway.

Community Action

Developers made a few minor changes to the facade to give the project a more residential look. “Testimony of the Capitol Hill Restoration Society before the DC Historic Preservation Review Board HPA 14-527 900 11th Street, SE September 18, 2014 My name is Beth Purcell and I am testifying on behalf of the Capitol Hill Restoration Society’s Historic Preservation Committee. Thank you for letting us share our views on this project (new construction). The reworked I Street and 11th Street elevations are much improved over the previous plan. The Art Moderne glassiness has been replaced by wood-framed discrete windows that continue and replicate the window on the lower three floors. The whole facade is now tied together visually much better. The wood-framed fourth floor now forms a more suitable top to the proposed building. We also agree with the staff’s evaluation and recommendations concerning refining the facade details. For these reasons we believe that subject to the conditions mentioned, the project is compatible with the Capitol Hill Historic District.”
HISTORIC PRESERVATION REVIEW BOARD STAFF REPORT AND RECOMMENDATION “The HPO recommends that the board find the concept compatible with the Capitol Hill historic district and consistent with the preservation act with the condition that the applicants work with staff to further refine the façade details.”

Kipling House Design Features

Kipling House design details, floorpans and pricing are not yet available for this project. Check back for updates. Kipling House is under construction from 2015 to 2017. Delivery is expected mid-2017. Sales are expected to begin in spring 2017.
