NAVY YARD DEVELOPMENT

Navy Yard development began during the real estate boom of the late 1990’s through early 2000’s, then halted abruptly during the market downturn. In 2012, however, many projects were revised or renewed and the Navy Yard and Yards Park have undergone a rapid transformation over the past 5 years. Forest City’s 48-acre The Yards development plan includes over 3,375 apartments, 1.8M square feet of office space and 400,000 square feet of retail over the next 18 years. The Navy Yard is on track to be one of DC’s most densely populated neighborhoods. More than 15,00 residents are predicted to move into Capitol Riverfront neighborhoods by 2020. It is DC’s fastest-growing area. At full build-out, the Capitol Riverfront will deliver nearly 40 million square feet of  residential, office space, hospitality and retail and four parks. This area is expected to continue its expansion and the probability is that additional condominium projects will go under construction during the next decade. Currently, many new residential projects are rental buildings, but PN Hoffman’s “The Bower,” a new condominium at the Navy Yard, is slated to start sales in early 2018 and deliver in late 2018.
