Project Scope

Hoffman-Madison Waterfront, LLC’s Wharf Phase 1 mixed-use project is pedestrian, transit and water-oriented. Phase I includes a 19-acre, mixed-use community featuring two residential buildings, a Class-A office building, a yacht club, two parks, and a parking garage. Residential will include a 501-unit apartment building with a music hall located on the first five levels. An additional residential building will offer 147 apartment units and 134 condominiums. The building will feature a rooftop amenity space with an infinity pool and private terraces for top floor condo owners. The 225,000 SF, Class-A office building will feature decorative steel arches that will connect to the adjacent buildings. The Capital Yacht Club will be built on a pier over the Washington Channel and will offer 98 marina slips. A 700,000 SF parking garage, with two below-grade levels, will supply 2,500 parking spaces to the community. Two small buildings will be built on piers. The grade of the site is being raised by reconstructing 1,600 linear-feet of bulkhead along the Washington Channel. Clark relocated several thousand feet of water, sewer, electrical, and telecommunications lines, which service the Southwest community. Clark Interiors is renovating the existing Channel Inn. The two residential buildings and Capital Yacht Club are designed for LEED Silver certification. Completion is expected mid-2018.

Phase Breakdown

Phase 1: Approx. 1.5 million SF of development including 1,200 residential units, 400,000 SF of office space, a 278-room luxury Intercontinental Hotel by Carr Hospitality, 200,000 SF of retail and 100,000 SF of cultural activity space along with 12+ acres of parks and public space. The Wharf began Phase I construction in March 2014. Southwest Waterfront is both a recreation, sports and tourist venue and residential neighborhood in the SW quadrant of Washington DC. The smallest of Washington’s four quadrants, only Southwest and Bellevue make up the quadrant. Bounded by I-395 (north), Washington Channel (west), Anacostia River (south), and South Capitol Street (east).


Southwest DC development is booming thanks to the large-scale waterfront development project named “The Wharf.” New construction projects have spread beyond the boardwalk to nearby micro neighborhoods.
