DC property packaging is the multi-faceted process of preparing a home for sale.  We assess the potential appeal of your property to its target buyer, then create & execute a plan to correct condition and feature issues that will negatively impact your net sales price.  We select a staging style suited to your budget and the attributes and location of the property, as well as your selling price goal.

The listing agent identifies the need for a DC property packaging specialist and recommends qualified, proven specialists to the seller. We will coordinate with you and your listing agent to meet your pricing and timeline goals.

The seller approves the consultation recommendations, budget and pays for all services and materials.

We  and our trusted list of contractors and vendors do. The Isaacs Team has been packaging and positioning Washington DC homes for sale for over a decade. We’ve set many sales records, agents and sellers have relied on us to turn failed listings into winners, achieve optimistic prices and transform sad homes into bidding war jewels. What makes us so good at it? A twelve year background in new home building, sales and presentation, ownership of a DC staging company to the real estate trade for four years, five years of renovation experience, a good “eye” and a successful DC real estate practice focusing on buyer representation for eleven years. We understand market trends, DC neighborhoods and their target buyers, and what buyers want in each neighborhood, micro-neighborhood and price point. We know how to re-envision a home to excite its target buyer at an affordable price to the seller and possess the vendor/contractor teams, creativity and experience to make it happen.
We  are not general contractors and we perform no contractor-related work ourselves. We team with a list of proven contractors and home renovation specialists as well as vendors such as stagers, decluttering and cleaning services, photographers & videographers and interior designers. Many real estate agents advise clients on property appearance, updates and repairs and hire stagers in order to improve marketability. Not all are expert in the process or wish to devote the time, attention and energy necessary to oversee it. Our service saves you and your agent time, stress and money.

Why and When Do I Need It?

You want your DC home to sell quickly, at the highest possible price. Due to location, features, amenities and reasonable pricing, some homes will sell if presented in average manner, even poorly. But if you don’t own the perfect property, you’ll benefit from DC property packaging.
Ideally, you would want to have a consultation prior to listing your home for sale, as soon as you’ve engaged a Realtor and before making any changes to the property. This way, you can avoid making costly updates that may be unnecessary, as well as making design choices that will not work with the target buyer design profile.
