Why not use a national real estate search site to find listings?

You know the saying “the early bird gets the worm”. DC real estate buyers are searching in one of the nation’s most competitive markets and if they’re using sites like Zillow, Trulia, Homes.com, Redfin or Realtor.com to find listings, they are sure to find themselves at the wrong end of that timeline. We get daily requests from new clients to tour properties found on one or more of those sites. They’ve spent hours surfing the web looking for them, but what they don’t realize is that many of those 3rd party national sites only get updated every three to seven days! Those listings are old! And in our market, that means if they were desirable listings, they’re already be gone. Buyers use these sites because search engines have given them front page priority due to name brand recognition, the result of billion dollar advertising and marketing campaigns local sites can’t afford. We contract on a customized IDX feed from the best provider in the marketplace. It updates directly from the MRIS with only a short feed delay. This is the most current set of listings a DC real estate buyer can review. Sure, national sites show a lot more listings than ours—because we don’t include those already under contract. Often, contracted listings make up as much as 2/3 to 3/4 of national sites’ listings. There’s not much chance of your being able to buy one of those listings, but including them gives the national sites a lot of Google love. Great for them, but not so good for you, because you’re wasting valuable time and good opportunities chasing properties already sold to someone who used better tools. If you’re just starting out and want to get a sense of the market, national sites are full of information (some good, some not so good). It’s a jumping off point. But for accurate data and fresh, Active listings, go to your local Realtor’s site. We’ll also set clients up with an MRIS feed to review, organize and discuss the latest listings as they come on market. Better tools, better information, better experience. That’s what we’re about!
